There have been hundreds of weddings performed there as well as solemn moments of remembrance. With your help, this will continue for many more generations.

Budget Estimate:
For providing all: Engineering, Management, Field Labor, Materials, Tools, Equipment, Insurance, Mobilization, Incidentals, etc. as to perform the work as described above we suggest the below budget:

Funds Received To Date

Exterior Masonry Column repairs and coatings:
1. Remove failed coatings (completely or partially dependent on new coating choice specifications).
2. Treat masonry with D2 Biological Solution and repair spalled mortar
3. Remove masonry infill in two original window openings.
4. Remove plywood panel on upper window opening.
5. Repair and patch window opening jambs as necessary.
6. Clean and repair underside of brownstone deck.
7. Apply new coating to all exterior masonry ( product tbd).

Lantern & Curtainwall restoration:
1. Remove all components of the curtain wall. (glass, batten bars, etc.)
2. Inspect the Lantern room curtain wall for galvanic corrosion.
3. Clean, prep, recoat and apply a sealant to stiles and rails.
4. Cleanout debris and paint ventilator ball and roof including cornice.
(carry an allowance to replace up to 3 bronze batten bars. Reseat glass as necessary to isolate dissimilar metals and seal with Dowsil 995) (allowance for 3 panes of 5/16” laminated safety glass).
5. Abate and repaint lantern interior. (tongue and groove paneling and ceiling)

Gallery Deck restoration and coatings:
1. Clean, prep, and repaint lantern exterior. Roof, ventball, and cornice.
2. Utilize Holdtight 102 or ChlorRid to remove salts and reduce flash rusting.
3. Clean, descale, remove corrosion at Gallery Deck underside flange connections.
4. Clean, inspect and replace as necessary deck flange bolts/nuts.
5. Clean, prep, and repaint gallery deck topside.
6. Clean, descale, inspect and repaint handrails. (repair or replace sections as necessary)

A. Description of Coatings procedures:
1. Mobilization and Set-Up:
The exterior of the lighthouse will be scaffolded and contained.
2. Safety:
a. While disassembling and preparing the curtain wall, lead based paint may be encountered. ICC understands that a lead test was performed, and lead was found. ICC crews will take appropriate precautions for personnel and public exposure.
3. Surface preparation, consisting of:
a. All surface preparation and coatings shall be per manufacturer’s recommendations.
b. Laying out close weave netting or tarp around the base of the lighthouse to catch paint chips.
c. SSPC SP-3, Power tool clean all loose coating, areas of corrosion and feather back existing coatings to a tight edge.
d. Repair deteriorated surfaces with Belzona 1121 as necessary.
e. Power wash all surfaces to be coated with Holdtight102 or ChloRid to remove soluble salts. (low pressure, not greater than 500 psi)
f. Any areas of grease shall receive an SSPC SP-1 solvent clean with Wasser Corp. Thinner.
4. Coating System:
a. Spot prime areas of bare metal and Belzona – restored areas with MC-Universal 100 primer, thinned 15-20% with Wasser Thinner for good penetration. Allow to flash off for a minimum of 1 hour then apply a full-bodied (un-thinned) spot prime to same areas using MC- Universal 100.
b. Note for areas of cast repair using Belzona; apply coat of primer as soon as practical for chemical bond.
c. Apply full Tie Coat of MC-Universal 100 at 3-5 DFT to all surfaces.
d. Apply full coat of MC-Luster 100 at 2-4 DFT to all surfaces.
e. For durability apply MC-Clear 100 additional To Coat at 1.5-2 mils DFT.
(The MC-Clear 100 coating makes for an immersion grade system).
5. Colors:
a. Wasser Black
b. Wasser White

6. Procedure Notes:
a. Coating application shall be applied from the top of the structure down.
b. Rig and check lantern curtain wall for leaks. Where leaks are found or where the existing sealant appears to have pulled away from the glass or bronze; cut out the existing sealant and apply new Dowsil995 structural sealant, forming a water shed on the joint.
c. When accessed, check the roof for leaks and apply sealant as needed to prepared joints.
d. Check the vent ball for function and remove any insect or dirt accumulations that would impede airflow.

B. Description of Masonry Procedures
a. Hand tools accompanied by ArborTech AS 175 Masonry Restoration Saw to be utilized by skilled mechanic trained in the Secretary of the Interior Standards.
b. Mortar shall be tested and analyzed for custom matching. Custom premix NHL mortar will be used to match coloration, composition and strength.
c. Mortar will be cured in accordance with manufacturers specifications.
d. At the completion of all work; all tools, debris, equipment, rigging, etc, shall be removed from the site and the site left in a “broom-clean” condition.
e. Coating will be a BASF MasterProtect HB 400 (formerly Thorocoat) or perhaps a Mineral Coating dependent upon testing and analysis for vapor permeation.

C. Ventilation
a. Clean and repair lantern vents
b. Modify the entry doors (louvers)
c. Monitor ventilation
d. Consider installing a dehumidifier and drain line to protect masonry column and in attempt to extend service life of the mortar and coatings.
